Services

RELOCATION SURVEY

  • Relocation surveys involve the precise identification of established land and its corners. The main purpose of this kind of survey is to re-establish the boundaries of a tract for which a survey has previously been made and to verify if existing location of the property overlaps to adjoining lots.
  • Copy of Tax Declaration
  • Copy of Land Title
  • Sketch Plan signed and verified by a Licensed Geodetic Engineer.
  • Placement of concrete monuments (mohon) on the corners of established boundaries

SUBDIVISION SURVEY

  • Subdivision Survey is the process of splitting a tract of land into smaller parcels.
  • Number and size of smaller land parcels will be determined by the owner, Geodetic Engineer or the designer
  • Copy of Tax Declaration
  • Copy of Land Title
  • Deed of Conveyance (if available)

Step 1:

  • Sketch Plan signed and verified by a Licensed Geodetic Engineer.
  • Technical Description signed and verified by a Licensed Geodetic Engineer.
  • Placement of concrete monuments (mohon) on the corners of established boundaries.

NOTE: After subdividing the land into smaller parcels, processing of documents will follow for the Subdivision Plan to be approved by DENR – Regional Office.

 

Step 2:

TITLED LOT – clients need to submit Deed of Conveyance

UNTITLED LOT – clients need to submit the following for Survey Authority Approval:

  1. Deed of Conveyance
    b.Barangay Certification
    c. Court Certification

*Deed of Conveyance – is a legal way of transferring legal rights of ownership of immovable property from one person to another.

 

Step 3 – Upon Approval of Subdivision Plan

Clients will receive the following documents which is one of the requirements for land title application.

  1. Approved Subdivision Plan in Sepia
    b.Approved Subdivision Plan in Blueprint
    c. Technical Description of Approved Subdivision Plan

COMPLEX SUBDIVISION SURVEY

  • Survey is the process of splitting a tract of land into smaller parcels.
  • Number and size of smaller land parcels will be determined by the owner, Geodetic Engineer or the designer.
  • Copy of Tax Declaration
  • Copy of Land Title
  • Deed of Conveyance (if available)

CONSOLIDATION SURVEY

  • It is a re-mapping of two or more adjacent lots or parcels of land, combining them into one larger parcel. Once the survey work is completed, a map that indicates the new combined parcel of land will be reflected on the approved consolidation survey plan and marks the new legal boundary for the consolidated piece of land.
  • Copy of Tax Declaration for each Lot
  • Copy of Land Title for each Lot
  • Deed of Conveyance for each Lot (if available)

ORIGINAL SURVEY

  • It is a survey of existing property lines made when the surveyor has not found a map or other document of the subject property, such as approved plans and lot status which represents a previous surveyor’s professional work.
  • Copy of Tax Declaration
  • Copy of Land Title
  • Deed of Conveyance (if available)

TITLING PROCESS

  • The title process establishes who legally owns the property.
  • Processing title requires copy of approved survey plan, deed of conveyance, signed titling form and payment.

PROCESSING

  • Client should communicate to branch secretaries, agents or any CCSO personnel and provide lot information, claimant information and comply needed documents.
  • It will take 1- 3 days to finish the survey.
  • It takes 3-5 working days to release sketch plan.
  • It will cost 2 weeks to 1 month for untitled lots.
  • It depends on the condition of the surveyed lot and mostly it takes 6 to 12 months process.
  • It takes 6 months to one (1) year titling process.
  • Issues on surveyed lot results to delay of approval.
  • There is an authorized personnel who take action for the approval of survey authority and clients will just receive the furnish output.
  • It is not advisable to put corners on timberland.
  • Approved lot can’t apply for any cancellation of process.
  • Yes, there is a chance to get survey approval. Documents from the previous survey is needed for the recent survey applied.
  • It is advisable to be more cautious of the location of corners and if this situation happen, it needs to be survey again.
  • It is clearly stated in the job order that client is obliged to inform the neighboring lots about the applied survey to prevent misunderstanding and to keep the safety of our teams.

PAYMENTS

  • We accepts payment through remittance couriers, survey teams, secretaries or directly bring payments to our head office.
  • Total survey cost may vary depending on the services rendered, lot area and subdivided lots.
  • ₱ 6,000.00 per 10,000 sq. with four (4) monuments free. Excess charge is worth ₱1,500.00 per hectare and ₱ 600.00 per corner. We also collect ₱1,000.00 as payment for the Sepia, Blueprint and Technical Description. Any balances will also be collected prior to release of documents.

  • We offer ₱15,000.00 for processing Tax Declaration and ₱25,000.00 for processing Title.
  • We offer ₱20,000.00 for Topographic Survey.
  • We offer ₱25,000.00 for Construction Monitoring service every project phase.
  • We offer ₱25,000.00 for Vertical Construction Survey every project phase.
  • We offer ₱25,000.00 for Dam Site Survey & Deformation monitoring every project phase.
  • We offer ₱25,000.00 for Construction Staking every project phase.
  • We offer ₱25,000.00 for Route Alignment Survey every project phase
  • We offer ₱15,000.00 for Line and Grade Survey every project phase
  • We offer ₱15,000.00 for Geo-Technical Location Survey every project phase.
  • We don’t collect additional charge for distant lot survey; all we ask is to take responsibility of our survey teams as clearly stated in the Job Order regarding with their safety and meals.
